Killeen

The largest and most varied market in the county, next door to Fort Hood.

The largest market in the county, and the most varied

Killeen sits next to Fort Hood, the Army installation that was redesignated from Fort Cavazos back to Fort Hood in 2025. The post is the single biggest influence on the city, and it shapes the housing market in ways that are worth understanding before you buy or sell here.

Killeen is also the largest of the five communities on this site, with the widest range of neighborhoods, housing ages and price points. There are streets built in the 1950s and streets finished last year, and the difference between one part of the city and another is larger than in any of its neighbors.

Beyond the post, the city has Central Texas College and Texas A&M University-Central Texas, and the Killeen-Fort Hood Regional Airport, which gives the area commercial air service that a city this size would not otherwise have.

Housing in Killeen

The range here is the story. You will find modest mid-century homes on established streets, large numbers of homes built through the growth decades that followed, and current subdivision construction on the edges of the city.

Subdivisions people ask about include Yowell Ranch, White Rock Estates, Goodnight Ranch, Purser Crossing, Spanish Oaks and Heritage Oaks. Because the city grew in waves, the age of a neighborhood tells you a lot about its layout, lot size and construction, sometimes more than the address does.

Killeen also has a substantial rental market, which matters for two reasons. If you are buying an investment property, there is more to work with here than in the smaller towns. If you are buying a home to live in, it is worth knowing the tenure mix of the street you are considering, and worth reading the deed restrictions on rentals if the subdivision has any.

Buying and selling around the post

Two practical points come up constantly here, and neither is complicated once someone explains it.

The first is VA financing. It is used heavily in this market, and it works well, but it has its own appraisal requirements and property condition standards. If you are selling, an offer backed by a VA loan is an ordinary, workable offer and should be evaluated on its merits like any other. If you are buying with one, the process rewards working with people who have handled it before.

The second is timing. Military moves run on orders, not on convenience, and both buyers and sellers here are sometimes working to a date they did not choose. That is manageable with planning, and it is something to raise at the start of a conversation rather than halfway through one.

Getting around

The Central Texas Expressway, US 190, runs across the city and connects east to Harker Heights, Nolanville and on to Interstate 35 at Belton. State Highway 195 heads south toward Georgetown. The airport is southwest of the city at Robert Gray Army Airfield.

Which gate you use, if you work on post, makes a real difference to where it is sensible to live. Tell me which one and we will factor it in from the start.

Parks, recreation and everyday life

Lions Club Park is the long-standing central park, with playgrounds, sports facilities and open space. Stonetree Golf Club is in the city, and Stillhouse Hollow and Belton lakes are both within reach. Vive Les Arts Theatre gives the city a resident live theater company.

Retail and restaurants are spread along the main corridors rather than concentrated in one center, and the city has more of both than anywhere else in this part of the county.

Schools

Killeen is served by Killeen Independent School District, one of the larger districts in the region. The district also serves Harker Heights and other nearby communities, so the district boundary and the city boundary are not the same.

School attendance boundaries are set by the district and can change, so always confirm the assigned campuses for a specific address directly with the district before you rely on them. For campus-level information and accountability reports, the Texas Education Agency is the official source. I do not rate schools or tell buyers which ones to choose.

Worth looking at before you buy in Killeen

  • Know the age of the section, not just the city. Killeen grew in waves. Construction methods, lot sizes and street layouts differ noticeably between them.
  • Roof, HVAC and foundation history. On any home more than a couple of decades old, these are the three that move the number.
  • Deed restrictions on rentals. If you are buying to rent, or care about who your neighbors are, read them before the option period ends.
  • VA loan requirements if you are using one. Some property conditions have to be resolved before a VA loan will close. Better to identify them early than three weeks out.
  • Get the tax figures for the exact address. Confirm with the Bell County Appraisal District rather than estimating.

Common questions about Killeen

Is the base called Fort Hood or Fort Cavazos?

Fort Hood. The installation was renamed Fort Cavazos in 2023 and redesignated Fort Hood in 2025, this time honoring a World War I soldier. You will still see both names in older listings and documents.

Can I buy a home in Killeen with a VA loan?

Yes, and it is very common in this market. VA loans have their own appraisal and property condition requirements, so it helps to identify anything that might need resolving early in the process. Your lender determines what you qualify for; nothing on this website is a promise of financing approval.

What is the housing like in Killeen?

More varied than anywhere else nearby. Mid-century homes on established streets, large numbers of homes from the later growth decades, and current subdivision construction toward the edges of the city.

How I can help in Killeen

I work in Killeen regularly and I am happy to talk through a specific street, a specific subdivision or a specific property. If you are selling here, I will price from what has actually closed nearby rather than from an automated estimate. If you are buying, I will tell you what I notice about a house before you get attached to it.
