A valuation done by a person, not an algorithm
The instant estimates on the big national websites are generated from public records and broad averages. They cannot see that you replaced the roof, that the kitchen was redone two years ago, that the lot backs onto a greenbelt, or that the house two streets over which sold for a lot more had twice the square footage.
What I will do instead is look at your property, look at what has actually closed nearby, and give you a recommended range with the reasoning shown. If you want to know why a number is what it is, you will be able to see it.

What happens after you send the form
I will get in touch using whichever contact method you chose, ask a few questions about the property, and arrange a time to see it if that makes sense. Most of the value is in walking the house, so I would rather do that than send you a number from a desk.
If you are a year away from selling, that is still a useful conversation to have. Knowing where you stand early tends to lead to better decisions than finding out late.
