How selling works

A good sale is mostly preparation. By the time the sign goes in the yard, the important decisions have already been made.

1. We walk the property together

I want to see the house before I say anything about price. Condition, updates, layout, lot, outbuildings, what the neighbors have done recently. All of it matters.

2. We look at what has actually sold

Not asking prices, and not an automated estimate from a national website. Recent closed sales of genuinely comparable homes, with the reasoning shown so you can see how the range was reached.

3. We decide what is worth doing first

Some repairs and updates return more than they cost and some do not. I will tell you which is which for your specific property, and I am happy to tell you when the answer is to do nothing.

4. Photography and marketing

Your home is prepared, photographed and listed in the MLS, and marketed through JD Walters Real Estate, including on the brokerage search site that buyers in this area already use.

5. Showings and feedback

You will hear what buyers are saying, not just how many came through. If the feedback is consistent, we adjust rather than wait and hope.

6. Offers and negotiation

We look at every offer in full: price, financing type, option period, closing date, what the buyer is asking you to pay and how likely the deal is to actually close. The highest number is not always the best offer.

7. Under contract to closing

Inspection, repair negotiation, appraisal, title work and the buyer’s financing. I keep the moving parts coordinated and tell you where things stand.

Before you list

  • Texas sellers complete a written disclosure. Fill it in honestly and completely. Problems that come out later are far more expensive than problems disclosed up front.
  • Deal with the obvious first. Dripping taps, sticking doors, burnt-out bulbs and torn screens all cost little and shape a buyer’s impression of how the house has been kept.
  • Clear out before you photograph. Space photographs better than furniture does. Most sellers underestimate how much difference this makes.
  • Gather your paperwork. Survey, HOA documents, permits, warranties, roof and HVAC records. Having them ready keeps the process moving.
  • Ask about the timing of your next move. Buying and selling at once is normal here and there are several ways to structure it. Let us talk it through before you commit to a date.
